They caught a break with financing/workers/momentum in the covid era and basically built a new building inside the old one, then refurbished the outside. It came out really well, but even with everything aligned it's not a money maker for a LONG time.  Also, Water Street hotel is a few blocks down. Also a very cool building and you can rent the rooms in the corner that are analogous to your picture. It's a cool place to stay if you get the chance (and don't mind stairs and old buildings).
