The bad thing is my house appraises now for $45k less than it did this time last year and AFTER I just did all the work to it like the new kitchen. I will just break even at my asking price with little or no walk away money at all but it will be worth it not to have this financial stress anymore and I can eventually get myself into something I can hopefully afford next...

I was just going to say the same for my Dad's house. Thank goodness. I think we should complete in 2-3 weeks.

The buyer asked for a 30 day escrow, but I think it will take 60 to 90 days for them to complete the financing arrangements. We can wait.

Congrats on the house sales. My house goes back on the market April 1. Maybe its 3rd year being up for sale will do the trick...
